Transforming Hong Kong's Future: The Ngau Tam Mei Development Initiative
Government Initiates Extensive Land Acquisition for Ngau Tam Mei Development
The Lands Department has formally announced plans to reclaim 1,043 private land parcels, encompassing approximately 62 hectares, designated for the initial phase of the Ngau Tam Mei New Development Area (NTM NDA). This strategic move is integral to the comprehensive development framework for the Northern Metropolis.
Scope of Land Resumption: Graves, Urns, and Fishponds Included
Beyond the private lots, the government's acquisition efforts will also include about 450 square meters of land currently housing 23 graves and 22 urns. Additionally, approximately 2,700 square meters of land containing 27 fishponds will be resumed to pave the way for the new development.
Timeline for Land Vesting and Relocation
Ownership of the acquired land is set to officially transfer to the government on January 16, 2027. Subsequently, households and businesses affected by this resumption will commence their relocation process in phases, with the earliest departures anticipated in the second quarter of 2027. The Lands Department will issue notices to occupants approximately three months prior to their stipulated departure dates.
Ngau Tam Mei's Role in the Northern Metropolis Vision
The Ngau Tam Mei New Development Area marks the fifth such area to commence development within the ambitious Northern Metropolis project. Its strategic importance is further highlighted by its planned integration with the San Tin Technopole, collectively forming the innovative San Tin University Town. This synergistic development aims to create a vibrant academic and technological ecosystem.
Future Infrastructure and Educational Hubs
A significant portion of the NTM NDA, around 52 hectares, is earmarked for campus facilities. This includes a dedicated five-hectare plot for the construction of Hong Kong's third medical school, signaling a major investment in the city's healthcare education sector. Site preparation and foundational infrastructure work are scheduled to begin in the first half of 2027, with developed plots ready for construction becoming progressively available from the close of 2028.
