Hong Kong Retail Sector Shows Resilience Amidst Cooling Visitor Growth

Instructions

Hong Kong's retail sector has demonstrated remarkable resilience, recording its sixteenth consecutive month of sales growth, even as the pace of visitor arrivals moderated. This sustained upward trend is largely attributed to robust local consumer spending and a significant decline in high street vacancy rates, signaling a buoyant market and bolstering landlord confidence in rental negotiations.

In August, Hong Kong's retail sales continued their impressive streak of growth for the sixteenth consecutive month. This occurred despite a decrease in retail leasing volume during the third quarter of 2026, as reported by CBRE. The overall retail environment appears to be thriving, underpinned by favorable market dynamics.

The third quarter of 2026 saw high street vacancy rates drop by 0.5 percentage points quarter-on-quarter, reaching 6.0%. This figure represents the second-lowest vacancy level recorded since the fourth quarter of 2019. The tightening vacancy has empowered landlords, leading to a rise in high street rents for the seventeenth consecutive quarter, with a 0.9% increase quarter-on-quarter and a year-to-date growth of 2.7%. Lawrence Wan, Executive Director and Head of Retail Leasing at CBRE Hong Kong, noted that declining vacancy instilled greater confidence in landlords, contributing to moderate rental growth.

Although visitor arrivals in Q3 grew by 2.6% year-on-year, a deceleration from the 8.7% growth observed in Q2, these arrivals still played a crucial role in boosting retail sales. July saw a 4.5% year-on-year increase, followed by a 5.6% rise in August. Meanwhile, leasing volume in key districts experienced a 22% quarter-on-quarter decline to 290,000 square feet, following an exceptionally active second quarter. Nevertheless, year-to-date leasing volume reached 883,000 square feet, accounting for 77% of the total volume in 2025. The food and beverage sector continued to lead, making up over a third of quarterly leasing activity, with fitness centers also exhibiting strong demand, leasing 50,000 square feet primarily in upper-level retail spaces.

The retail market in Hong Kong continues to show strong momentum, reflecting a positive outlook for future quarters as both tourism and consumer expenditure steadily recover. This robust performance suggests a healthy and adaptable retail landscape capable of navigating evolving economic conditions.
